At Percher, we understand the concerns property owners have when renting to students. Our Host Protection program is designed to give you peace of mind while hosting.

What's Covered

Verified Students Only

All students on Percher must verify their identity and university enrollment. You only interact with verified, legitimate students.

Secure Payment Processing

Payments are processed securely through our platform. You receive your funds on time, and we handle all payment disputes.

Property Damage Protection

Report property damage caused by students, and we will mediate to ensure fair compensation for repairs beyond normal wear and tear.

Support for Disputes

If disputes arise with students, our support team provides mediation services to reach fair resolutions.

Your Responsibilities

To maintain protection coverage, hosts must:

  • Provide accurate descriptions and photos of the property
  • Maintain the property in good, safe condition
  • Address maintenance issues promptly
  • Communicate professionally with students
  • Follow our host policies and community standards
  • Report issues or concerns within appropriate timeframes

Reporting Damage or Issues

If you need to report property damage or policy violations:

  1. Document the issue with photos and detailed description
  2. Report within 48 hours of discovery or student move-out
  3. Contact our support team through your admin dashboard
  4. Provide any relevant communication or evidence
  5. Work with our team to determine fair resolution

Best Practices for Protection

Document Property Condition

Take detailed photos and videos before students move in. Keep records of the property condition to reference if issues arise.

Clear House Rules

Set clear expectations in your house rules. Students who violate rules can be reported and may face account restrictions.

Regular Communication

Maintain open communication with your students. Many issues can be prevented or resolved quickly through good communication.

Proper Insurance

While Percher provides protection, we recommend maintaining appropriate landlord insurance for comprehensive coverage.

Payment Protection

Our payment system protects you by:

  • Verifying all payments before confirming bookings
  • Automatic transfer of funds to your account on schedule
  • Protection against payment fraud and chargebacks
  • Clear records of all transactions for tax purposes
  • Handling refunds and disputes according to our policies

Limitations

Host Protection does not cover:

  • Normal wear and tear
  • Pre-existing damage not documented before move-in
  • Damage caused by the host or host's guests
  • Issues not reported within required timeframes
  • Disputes arising from violations of our host policies
  • Loss of income due to property issues or maintenance
